Mortgage Broker vs. Online Lenders

Search for the best mortgage lender and you will find the same names on every list: Rocket Mortgage, Better and a handful of other large online lenders. Those lists are useful but they compare one kind of company against itself. Nearly every lender ranked is a retail lender, meaning you get that one company's loan menu, that one company's pricing and that one company's credit rules. A wholesale mortgage broker works differently than the big lenders.

How the Two Channels Actually Work
A retail online lender such as Rocket Mortgage or Better is a direct lender. You apply on their site, their automated systems price and underwrite your file against their own guidelines and the loan that closes is their product. The model is built for speed and volume: it works best when your file is exactly what the automation expects, typically W2 income, established credit and a conventional property.
A wholesale mortgage broker like Alpine does not lend its own money. We take one application and shop it across the wholesale divisions of more than 30 lenders, each with different pricing, different credit appetites and different specialty programs. Wholesale rate sheets are priced for the broker channel which carries lower acquisition costs than retail lending with its national advertising budgets. The broker's job is matching your file with the lender whose guidelines and pricing fit it best rather than being forced through one company's box.

Where Online Lenders Are a Good Fit
If you have W2 income, a credit score comfortably above 680, a standard down payment and a straightforward single family purchase or refinance, the large online lenders are legitimate options. Their app experiences are polished, document upload and e-closing work well, and some online lenders score high in customer satisfaction surveys. If that describes you, get a quote from one of them, and then get a broker quote the same day and compare Loan Estimates line by line. The CFPB's standardized Loan Estimate form exists so you can do exactly that.
The lists rank these companies highly for good reasons that simply are not the whole picture. Here is the rest of it.

The Math Without the Spin
Two honest points about pricing.
First, the lender fee is only one line of your costs. Every loan carries third party costs and the interest rate matters more than any fee over time. A lender can charge zero origination fee and price it into the rate which is exactly why the CFPB tells borrowers to compare full Loan Estimates from multiple lenders on the same day rather than comparing advertised fees. Second, per federal HMDA data, average total loan costs at the largest online retail lender ran $7,562 in 2024. National retail lenders carry national marketing budgets and those costs live somewhere in the price of the loan. Wholesale pricing exists because acquiring a borrower through a broker costs the lender less and part of that difference is passed on to you. Credit Scores Below 620
The major online lenders publish minimums of 620 conventional and 580 FHA. Why You Won't Find a Broker on Most Best Lender Lists
A fair question deserves a plain answer. The national best lender lists, such as NerdWallet's best mortgage lenders ranking, rank companies by criteria that structurally favor large retail lenders: national footprint, loan volume in federal data, advertised rate feeds and affiliate relationships with the publishers. Those are legitimate rankings of national retail lenders. A wholesale broker licensed in a few states does not fit that methodology.
